Now that the weather’s improving, no doubt your mind is starting to turn towards home improvements at the moment – and if you’re clever, you could add a serious amount of value to your home in not much time at all.
New research from the Federation of Master Builders (FMB) and the HomeOwners Alliance has just revealed that you could, in fact, add as much as £50,000 to the value of your house in just a week or so if you prioritise certain jobs.
For example, you could convert part of your master bathroom into an ensuite and add £14,525 in 11 days to the averagely priced house in London. Or you could remove an internal wall to make an open plan kitchen and diner, which would add £48,417 in just seven days.
Alternatively, building a new driveway could boost your property value by £13,354 in nine days if you have an averagely priced home in Surrey.
Commenting on the findings, the FMB’s chief executive Brian Berry said: “If you’re looking to move up the property ladder, it’s obviously in your best interests to increase the value of your home as much as possible. By investing in low cost, high return projects, not only will you make your home a more pleasant place to live, you’ll also be increasing its value significantly. Better still, these projects take no time at all so the hassle factor will be kept to an absolute minimum.”
This comes after the FMB also found that consumers are twice as likely to find themselves left very satisfied with the quality of their new house if built by a small to medium-sized housebuilder – so perhaps bear this in mind when looking for professional tradesmen to come and work on projects at home this year.
